Proof of Funds for Real Estate

Sellers and listing agents want to know the money behind an offer is real before they accept it. Instead of waiting days for a bank letter or sending statements full of your spending, connect your bank and get a proof of funds report with your current balances, confirmed directly with the bank.

No subscription · Credits never expire · Balances only, no transactions

How it works

  1. 1. Create a request

Request proof of funds from someone by email, or check “I’m showing my own funds” to do it yourself.

  2. 2. Connect the bank

The account holder connects their bank through Plaid. It’s read-only and their login is never shared.

  3. 3. Get the report

Current balances for each account and the totals, with the date and time they were checked with the bank.

When you need proof of funds to buy a house

Most sellers ask for proof of funds before they accept an offer, and many listing agents won’t present an offer without it. You’ll typically need it for:

  • Cash offers, where the proof needs to cover the full purchase price plus closing costs
  • Financed offers, where it shows you have the down payment and closing costs on top of your pre-approval letter
  • Multiple-offer situations, where clean, recent documentation makes your offer easier to accept
  • New construction and land purchases, where builders and sellers often ask for funds before a contract
  • Investment and fix-and-flip purchases, where sellers want to know an investor can close quickly

What sellers and agents look for

A useful proof of funds for real estate shows whose money it is, where it’s held, how much is available, and how recent the figure is. Most agents want documentation dated within the last 30 days, and some ask for something newer if the deal has been delayed.

Your report lists each checking, savings, and investment account at the bank you connect, with the available and current balance for each, the totals, and the date and time the balances were checked with the bank. Credit cards and loans aren’t counted toward your funds.

Why not just send a bank statement?

A bank statement shows every purchase, transfer, and payee for the month, which is more than a seller needs to see. It can also be weeks old by the time you make an offer, and PDFs are easy to edit, so careful agents don’t fully trust them.

A proof of funds report shows balances only. There’s no transaction history, and the balances come from the bank connection itself, so there’s no document for anyone to alter.

Funds spread across more than one bank

Each report covers the bank you connect. If your down payment or cash is split across banks, run one report per bank and send them together. Add them up the same way the seller will: available balance in checking, savings, and investment accounts.

Frequently asked questions

How much proof of funds do I need to buy a house?

For a cash offer, enough to cover the purchase price plus estimated closing costs. For a financed offer, enough to cover your down payment and closing costs. Your agent can tell you what the seller expects for your offer.

How recent does proof of funds need to be?

Most sellers and agents accept documentation dated within 30 days. Your report shows the exact date and time the balances were checked with the bank, so there’s no question about how current it is.

Can I use this instead of a letter from my bank?

Many sellers and agents accept a bank-connected report, and it’s much faster than waiting on a branch. Some lenders, title companies, or sellers still require a letter on bank letterhead. If yours does, our free proof of funds letter generator can prepare a draft for your bank to sign.

Does the report show my transactions?

No. A proof of funds report shows balances only: available and current balance for each account, the totals, and when they were checked. Your purchases, payees, and transfers are not included.

Does the report confirm my name with the bank?

No. The name on the report is the name entered on the request. Sellers and agents usually match it against the name on your offer and ID.

How much does it cost?

$5 per report. There’s no subscription and credits never expire.
