Proof of Funds for a Cash Offer

A cash offer is only as strong as the proof behind it. Sellers choose cash buyers because there’s no financing to fall through, so they’ll want evidence that you have the full amount available today. Get a proof of funds report with your current balances, confirmed directly with your bank, and send it with your offer.

How it works

  1. 1. Create a request

Request proof of funds from someone by email, or check “I’m showing my own funds” to do it yourself.

  2. 2. Connect the bank

The account holder connects their bank through Plaid. It’s read-only and their login is never shared.

  3. 3. Get the report

Current balances for each account and the totals, with the date and time they were checked with the bank.

Why sellers ask cash buyers for proof of funds

Without a lender involved, nobody else has checked that the money exists. Proof of funds is how the seller and listing agent decide whether your cash offer is real, and it often decides between two similar offers. Investors and wholesalers are asked for it on almost every deal.

How much you need to show

  • The full purchase price of your offer
  • Estimated closing costs, which commonly run 1% to 3% of the price for cash buyers
  • Any earnest money deposit, if it isn’t already included in the figures above
  • A buffer if you plan to raise your offer or escalate in a multiple-offer situation

What the report shows

Your proof of funds report lists each checking, savings, and investment account at the bank you connect, with the available and current balance for each and the totals. It shows the date and time the balances were checked with the bank, so the seller knows exactly how current the figure is.

It shows balances only. Your transactions, payees, and spending stay private, which is a big part of why buyers prefer it to sending statements.

When the seller asks for proof

Run the report right before you submit your offer so the date is as recent as possible, and download it as a PDF to attach to the offer. If the seller or agent prefers to request it themselves, they can create a proof of funds request with your email and get the report directly once you connect your bank.

Frequently asked questions

What counts as proof of funds for a cash offer?

Documentation showing you have enough liquid money to close: a bank or brokerage letter, a recent statement, or a bank-connected report of your current balances. Retirement accounts and credit lines usually don’t count unless you can access the money before closing.

Can a seller verify my proof of funds themselves?

Yes. Instead of you sending a document, the seller or their agent can request proof of funds from you. You get a secure link, connect your bank, and they receive the report with balances confirmed with your bank.

What if my cash is in more than one account?

All checking, savings, and investment accounts at the bank you connect are included and totaled. If the money is at more than one bank, run a report for each bank.

Is my bank login shared with the seller?

No. You connect through Plaid, and your login is never shared with the seller or stored by us. The connection is read-only and is removed after the report is created.

How much does a proof of funds report cost?

$5 per report, with no subscription. Credits never expire.
