What you learn

A rental verification in four questions

The quick form asks what matters most, so previous landlords actually answer.

Tenancy confirmed

Did the applicant actually rent from them, at that address, on those dates?

Rent status

Current or behind, and by how much: a range or an exact dollar amount.

Legal action

Any eviction filing, judgment, or collections against the tenant.

Would they rent again

The one-tap answer most landlords care about most.

Why this matters

Landlord references only work if they come back

A previous landlord is the only person who has seen how an applicant actually pays rent and treats a home. But they have no reason to help you. A long PDF with 20 fields feels like work, so it sits in their inbox while your unit sits empty.

The fix is to ask less. Fill in what the applicant already told you (the address and dates) and ask the landlord to confirm it, plus the three things that matter most: were they current on rent, was there legal action, and would they rent to them again. A short answer you get back tells you more than a long form that never comes back.

Need the full record? Send the detailed form instead, with rent amount, late and returned payments, notice, lease violations, and damage. Preview both forms.

The full picture

Rental history shows how they paid. Income shows if they can.

Pair the free rental verification with a bank-connected income report: the applicant connects their bank and you see estimated monthly income from their transaction history.

Questions

Frequently Asked Questions

Is the rental verification really free?

Yes. Sending rental verifications is free and unlimited, and doesn’t use income report credits. You need a free account so responses are saved to your dashboard.

Does the previous landlord need an account?

No. They get an email with a link, answer on any device in about 30 seconds, and can decline if they can’t share information.

What does the landlord get asked?

The quick form asks whether the applicant rented from them on the dates you entered, whether they were current on rent (and how far behind if not), whether any legal action was taken, and whether they would rent to them again. The detailed form adds rent amount, late and returned payments, notice, lease violations, and damage.

Is this a background check or tenant screening report?

No. It’s the previous landlord’s own account of the tenancy, passed along exactly as they submit it. Income Checker doesn’t score, check, or change the answers, and it isn’t a consumer report, credit check, or eviction search.

Do I need the applicant’s permission?

Yes. Confirm the applicant authorized you to contact their previous landlords before sending. Most rental applications already include this.

How do I get a PDF of the response?

Open the completed response in your dashboard and click Export PDF.
