Add work outside the selected scopes, design, fees, or temporary accommodation. Avoid costs already in a quote.

Adjust for your local market or newer prices

Use local bids to choose an allowance beyond the regional average. No automatic inflation or city surcharge is assumed. Quotes and other costs are unchanged.

Reference costs cover professionally installed projects. Additional fees, structural repairs, hazardous-material removal, financing, and living expenses may need separate allowances. Displayed dollars are rounded; totals use unrounded values.

How to build your home remodeling budget

  1. Choose your state. Start with the regional cost for each type of work.
  2. Choose projects and measure the scope. Enter room floor area, roof surface area, deck area, or the number of windows. Kitchen and bathroom packages already include their listed finishes; avoid adding the same work twice.
  3. Allow for the home you have. Use the finish and complexity allowance to explore changes. Moving walls, adding space, or specifying luxury finishes needs a fresh quote.
  4. Replace assumptions with local bids. Enter a total quote for any project. Add other costs and choose a contingency before comparing the budget with available funds.

Why location changes renovation costs

Labor availability, building requirements, and material delivery vary by location. We use a separate regional benchmark for every supported project. The figures below show how the same reference kitchen and roof differ across regions, before size changes or contingency.

Where the numbers come from

Our starting points are published 2025 job-cost benchmarks for five professionally installed remodeling projects, reviewed October 18, 2026. The calculator scales each reference cost in proportion to size. A 0% finish allowance keeps the reference scope; changes to that allowance and to local pricing are your assumptions.

Modeled project = regional reference cost × your size ÷ reference size × finish allowance factor × local adjustment factor

We add modeled projects, fixed contractor quotes, and other costs, then apply contingency once. The ±25% scenario is our budgeting assumption, not a source-provided range. Straight-line scaling becomes less reliable far from the reference size, because setup costs and project complexity do not scale evenly.

These benchmarks are not a current-price feed, and this calculator is not affiliated with or endorsed by JLC or Zonda. It does not predict resale value. For a full gut remodel, an addition, structural repairs, or work outside the listed scopes, use contractor quotes and separate allowances.

Home renovation cost questions

How much does it cost to renovate a home?
Your budget depends on the work, its size, local contractor costs, and the condition of your home. This calculator estimates five common projects individually: a kitchen refresh, bathroom remodel, asphalt roof replacement, vinyl windows, and a wood deck. It does not estimate a complete gut renovation, addition, or luxury remodel automatically.
How does the calculator estimate costs by region?
Selecting a state maps your home to one of nine U.S. Census divisions. Each project starts with its own regional job cost from the 2025 JLC / Zonda Cost vs. Value report. The estimate then scales for your size and any allowances you choose. These are regional benchmarks, not a ZIP-code quote or live contractor pricing.
Why are these estimates different from the investment property calculator?
This tool uses professionally installed homeowner remodeling scopes, such as a bathroom replacement or a kitchen refresh with appliances and flooring. The investment property tool focuses on rental turnover and repair tasks. Compare the actual included work: being a homeowner alone does not imply a fixed price premium.
Does a kitchen refresh include a brand-new layout?
No. The kitchen reference keeps the layout and cabinet boxes while updating fronts, counters, selected appliances, flooring, and finishes. A full kitchen rebuild, structural changes, or custom cabinetry needs a separate contractor quote. Enter that quote to replace the modeled kitchen cost.
How accurate is the budgeting range?
The lower and upper scenarios are our planning assumptions of 25% below and above modeled work, followed by your contingency. They are not a statistical confidence interval or a published contractor price range. Regional averages and straight-line size scaling are starting points; small jobs, complex work, and very expensive cities can differ considerably.
Are these current prices?
The source benchmarks are from the 2025 report, reviewed on October 18, 2026. They are not automatically inflated or updated live. Use the local-market adjustment or enter current contractor quotes to reflect newer prices in your area.
What happens when I enter a contractor quote?
A quote replaces the entire estimate for that project. The calculator does not multiply it by size, regional factors, or finish allowances. Your chosen contingency still applies. Make sure design, permits, disposal, and taxes are included or add any missing amounts under other costs.
