What Is a Verification of Rent?
Verification of rent (VOR) is confirmation from a current or previous landlord of an applicant’s tenancy dates, rent amount, and payment history.
What does verification of rent mean?
Landlords use a VOR to check rental history, and mortgage lenders use one to document a borrower’s housing payment history, especially for first-time buyers or borrowers with limited credit.
A VOR form usually asks for the tenancy dates, monthly rent, number of late payments in the past 12 or 24 months, any balance owed, and whether the tenant gave proper notice. Some lenders accept 12 months of canceled checks or bank records of rent payments instead.
Getting a response is the hardest part. Short, specific forms and clear authorization from the tenant improve response rates.
Verification of rent example
A first-time homebuyer has no mortgage history. Her lender sends a VOR to her property manager, who confirms she has rented since 2022 at $1,550 per month with no late payments in the last 24 months. The lender uses it to support her housing payment history.
