A landlord reference is information a current or previous landlord provides about an applicant’s tenancy, such as dates, rent amount, payment history, and whether they would rent to them again.

What does landlord reference mean?

Landlord references are usually collected by phone, email, or a written rental verification form. Standard questions cover tenancy dates, monthly rent, on-time payment, notice given, lease violations, the condition of the unit at move-out, and whether the landlord would rent to the applicant again.

References work best when the screening landlord confirms the reference is real. Fake references, such as a friend posing as a landlord, are a known fraud tactic, so managers often check property ownership records or contact the management company through its public number.

Previous landlords are often slow to respond. A short written form that takes a minute to complete gets more responses than an open-ended request.

Landlord reference example

A property manager emails an applicant’s previous landlord a one-page verification form. The landlord confirms the applicant rented from March 2023 to February 2026 at $1,275 per month, paid on time with one late payment, gave 30 days’ notice, and would rent to them again.
