What Is a Co-Applicant?
A co-applicant is a second person who applies alongside the main applicant and will share legal responsibility for the lease or loan if it is approved.
What does co-applicant mean?
On a rental application, co-applicants are usually roommates, partners, or spouses who will all live in the unit and all sign the lease. Each co-applicant is typically screened individually and becomes a tenant who is jointly responsible for the full rent.
Landlords handle combined income in different ways. Some add co-applicants’ incomes together and compare the total to the rent. Others require each person to meet a share of the income requirement on their own. The property’s written criteria should say which approach is used.
A co-applicant is not the same as a guarantor or co-signer. A co-applicant lives in the property and signs as a tenant. A guarantor or co-signer usually does not live there and only backs the financial obligation.
Co-applicant example
Two roommates apply for a $2,400 apartment that requires household income of three times the rent, or $7,200 per month. One earns $4,000 and the other earns $3,500. Because this landlord combines co-applicant income, their $7,500 total meets the requirement, and both sign the lease as jointly responsible tenants.
