How a written VOE works

  1. The lender fills in Part I: who it's going to, who it comes back to, and the applicant's name.
  2. The applicant signs the authorization so the employer can release the information.
  3. The lender sends the form directly to the employer's HR or payroll department.
  4. The employer completes Part II, signs it, and returns it directly to the lender.

What the employer confirms

  • Hire date, current position, and whether the job is full-time, part-time, or seasonal
  • Base pay and how often it's paid, plus average weekly hours for hourly workers
  • Year-to-date and prior two years of base pay, overtime, commissions, and bonus
  • Whether overtime or bonus income is likely to continue

VOE vs. employment verification letter

A VOE form is a structured request the lender controls, with fields the employer fills in and returns directly. An employment verification letter is written by the employer, often at the employee's request, and usually covers less detail. Landlords often accept a letter; mortgage lenders usually want the form or an automated verification.

When there's no employer to ask

Self-employed, gig, and 1099 applicants can't get a VOE. Lenders typically look at tax returns and bank deposits instead. No. Forms 1005 (employment) and 1006 (deposit) are Fannie Mae’s standard forms. This template asks for the same kind of information, but some lenders and loan programs require the official form, so check before you send it.
