Three ways to split rent
- By room size. Best when bedrooms differ. A share of the rent covers common areas and is split evenly; the rest follows bedroom square footage. With $2,400 rent, 40% for common areas, and bedrooms of 150 and 100 sq ft, the larger room pays $1,344 and the smaller pays $1,056.
- By income. Best for couples or roommates with very different pay. Each person pays the same percentage of their income. With incomes of $6,000 and $4,000 a month, $2,400 rent splits $1,440 and $960, which is 24% of each person's income.
- Evenly. Best when rooms and incomes are similar. Everyone pays the same amount.
Things to adjust for
- A private bathroom, balcony, or walk-in closet is usually worth $50 to $150 a month more.
- A parking spot one person uses should go on that person's share.
- A partner who stays over most nights may add to utilities; agree on it up front.
- Put the split in writing, even if only one name is on the lease.
