Month-to-month notice vs. renewal offer
A rent increase notice is for month-to-month tenants. It tells them the rent is changing on a set date, as long as you give the notice your state requires.
A lease renewal offer is for a fixed-term lease that's ending. Rent generally can't go up mid-lease, so the increase comes with a new lease term, and the tenant chooses whether to sign. Give them a clear date to reply so you have time to market the unit if they don't renew.
