What is DSCR?

The debt service coverage ratio compares a property's income to its loan payments. A DSCR of 1.0 means the income exactly covers the payment; 1.25 means income is 25% more than the payment. Lenders use it to decide whether a property can carry its own debt.

  • Rental DSCR loans: DSCR = monthly rent ÷ monthly PITIA. $2,400 rent ÷ $1,920 PITIA = 1.25.
  • Commercial loans: DSCR = net operating income ÷ annual debt service. $66,000 NOI ÷ $55,000 debt service = 1.20.

DSCR loans and personal income

DSCR loans qualify the property instead of the borrower's paycheck, which is why self-employed investors use them. Conventional investment property loans do the opposite: they look at your debt-to-income ratio and documented income.
